Your Offer is Accepted, What's Next?

Congratulations, your offer has been accepted! Here's what comes next to ensure a smooth journey to your new home:

Your offer is accepted, what's next?

Celebrate the Moment:!

This is a big moment, and it deserves recognition. Take a moment to appreciate this milestone!

Finalize Your Financing:

You've likely been pre-approved, but now it's time to finalize the details. We'll send your ratified contract to your lender, but I encourage you to connect with them directly. Discuss rate locks and any other specifics to ensure you're fully prepared.

The Appraisal Process:

I personally attend every appraisal to ensure everything goes smoothly. I'll meet the appraiser on-site with comparable sales in hand to support the value of your new home.

Securing Home Insurance:

In the Lamorinda area, some properties may receive higher-than-usual insurance quotes or fall under the CA Fair Plan. Rest assured, we've checked coverage options before making your offer. Now's the time to finalize your insurance, keeping in mind that approval can take up to two weeks so please contact insurance asap!

Final Walkthrough:

Five days before closing, we'll do a final walkthrough. This is to ensure the property's condition hasn't changed since your offer was accepted.

Schedule Signing with Title:

When your loan documents are ready, we'll arrange for you to sign with the Title company. This can be done via a mobile notary anywhere in the US. Whether at home or in their office, we'll make it convenient for you.

Understanding Closing Day:

There's often confusion about this day. Closing happens when the transaction is recorded with the county, which usually occurs on the same day if the documents are submitted before the cutoff time (1pm PST). However, it's important not to schedule movers or deliveries for this day, as we can't guarantee the exact time the keys will be in your hands.

Key Day – Taking Ownership:

The moment we've all been waiting for! I'll personally meet you to hand over the keys to your new home.

Setting Up Utilities and Services:

To make your transition smoother, I'll provide a PDF with contact information for various service providers. This will help you easily set up or transfer accounts online.
