What does a real estate agent actually do when selling my home?

When sellers ask this question, they’re usually trying to understand what really happens behind the scenes — and what difference one agent actually makes over another.

Selling a home isn’t just putting a sign up and waiting. There are many moving parts, and each property is its own project.

My role in the process

As the listing agent, I act as the project manager.

From preparation to marketing, showings, open houses, and negotiation, each listing requires coordination across multiple parties. Strategy is built around the home and the situation. It needs to be built around the specific home and situation.

My responsibility is to keep the process organized, intentional, and moving forward.

One point of contact

I stay directly involved throughout the sale.

Even though I work with transaction coordinators and other professionals, I remain the main point of contact for my sellers, buyers’ agents, and everyone involved. That consistency helps avoid miscommunication in a process with many moving parts.

Many high-producing agents work in teams where clients are passed to junior staff. I’ve chosen a different model. My clients work with me directly, from start to finish.

What I’m watching closely

A large part of my time is spent qualifying buyers and agents.

Our goal is always to achieve the best possible price, and negotiation starts long before offers arrive. I host open houses myself because I want to meet buyers in person. I closely track showings, disclosure downloads, and activity because those signals help identify serious and motivated buyers early.

That insight shapes how we negotiate once momentum builds.

When decisions matter

When offers come in, my sellers are rarely emotional.

They’re informed.

I make sure they understand what’s happening — buyer interest, activity levels, and market context — so decisions are made with confidence rather than pressure.

When plans change

Not every sale goes exactly as planned.

When something shifts, we usually know right away. I meet with sellers in person, walk through the situation, and discuss options. Sometimes we adjust strategy. Sometimes we stay the course.

Sellers are always in the driver’s seat.
My role is to provide clarity, perspective, and guidance at every step.
