Condition at Sale: Renovations still in progress
This Lafayette home sold for $251,000 (15.7%) above asking despite having approximately two months of renovations remaining.
Despite renovations still two months away from completion, this Lafayette home achieved a sale well above its original asking price. The property, located at 1072 Via Roble in Lafayette, California, presented unique challenges that required careful coordination, pricing judgment, and trust from all parties involved.
The four-bedroom, three-bath home was built in 1956 and sat on a generous lot. At the time of sale, construction was actively underway, which typically limits buyer pools and complicates valuation. Rather than waiting for renovations to be completed, the seller chose to move forward, relying on a strategy that balanced market timing with transparency.
Working closely with both buyer and seller, Judy Sin guided the transaction through pricing analysis, renovation context, and buyer expectations. Rather than positioning the home based on a finished state, the strategy focused on helping buyers understand the scope, timeline, and value of the improvements still in progress.
“By working hand-in-hand with both the buyer and seller, I was able to provide updated market analysis on both pricing and proper valuation to ensure the property was sold at the right price,” Sin said.
One of the most critical elements of the transaction was navigating appraisal and financing while renovations were incomplete. This required detailed explanations, documentation, and coordination so that the appraiser could accurately assess value and the buyer could proceed with confidence.
“The key to this deal was making sure an adequate appraisal was conducted because the renovations were not complete,” Sin explained. “That required walking the appraiser through the home so they could fully understand the renovations to come and put an accurate price on the property.”
Additional complexity came from coordinating a seller rent-back after close of escrow, which required a high level of trust and professionalism. Sin represented both sides of the transaction, ensuring timelines, responsibilities, and expectations were clearly defined while protecting each party’s interests.
“This entire deal was predicated on trust — especially the trust between the seller and the buyer,” Sin said. “Because of that trust, all parties were extremely satisfied in the end.”
Beyond the numbers, this sale marked an important milestone. It was one of Judy Sin’s earliest transactions in Lamorinda after relocating to California, demonstrating that strong outcomes were driven by judgment and execution rather than long-established local tenure.
Judy Sin and her family moved to Moraga during the pandemic and quickly became part of the Lamorinda community. For her family, this home holds personal meaning as well — 1072 Via Roble is where they later returned to buy their favorite chickens from the sellers, a small reminder of how professional relationships can turn into lasting community connections.
